Investment Info:

Single-family residence buy & hold investment in Pulaski.

Purchase price: $135,000
Cash invested: $60,000

My Move in Flip.

What made you interested in investing in this type of deal?

This was a property that my wife found. Started out as a flip and found the advantages of moving into it. Also helped the seller move into their cabin without having to do updating. Located within 5 blocks of where I was living.

How did you find this deal and how did you negotiate it?

My wife found it. Sat down with owners and figured out how to solve their problem.

How did you finance this deal?

Hard money to obtain property. Personal funds for fix up

How did you add value to the deal?

Repaired everything!

What was the outcome?

We moved into a beautiful house for much less than what it is worth.

Lessons learned? Challenges?

Used a few new contractors- some good and some never again. Make sure to have deadlines and expectations clearly in writing before hiring help.
