Assistance for Newbie

Guys, Been lurking and studying in the shadows but have actually started to see some results of some marketing that I have been doing. Was wanting to get some thoughts from those much more experience than I on what to do with some of these deals
I did a marketing to some out of state owners and have been getting some decent leads on free and clear properties. Some are not real negotiable on pricing but some may be. Will find out more on my visits to the actual properties themselves.
My question would be what are some of the possible options that I could throw out there for them to consider? Hate to throw leads away however at the same time I want to be patient and make sure not to just jump at deals to be doing deals.
Most of the ones I am considering are single family or duplexes, all ARV'd out at around 100k, rents in the 850-900 range or for the duplexes 1200 total.
Just pushing for that first deal to get me over the proverbial starting out phase. Any guidance, help would be appreciated.
