My first investment— listening to BP

Investment Info:

Small multi-family (2-4 units) other investment in Shreveport.

Purchase price: $85,000
Cash invested: $85,000

Duplex 2bed 1 bath each
Apt 2 bed 1bath
3 car garage

What made you interested in investing in this type of deal?

Listening to Brandon Turner’s webinar on multi family properties in 2019

How did you find this deal and how did you negotiate it?

Found the deal on MLS and spoke with my Real estate agent, Lee Nugent . We discussed a good price.

How did you finance this deal?

My retirement account—learned about this in my Shreveport Bossier Real Estate Investment Association.
Also listened to Matt Faircloth’s , of BiggerPockets, webinar.

What was the outcome?

Duplex is rented and making cash flow. Property mgmt company has shown the apartment and has a tenant ready to move in.

Lessons learned? Challenges?

Never get too close to a deal that you can’t walk away.
