Owner Financing with my Self Dircted HSA Account

Investment Info:

Single-family residence buy & hold investment in North Pole.

Purchase price: $128,000
Cash invested: $17,000

Bought with seller financing. My Self Directed Health Saving Account is paying the seller monthly payments and there is a 5 year balloon payment due.

What made you interested in investing in this type of deal?

Wanted to Leverage my HSA

How did you find this deal and how did you negotiate it?

Seen it on Craig's List and called. I just asked if you would sell it to my HSA on owner financing

How did you finance this deal?

Put 10% down and seller is carrying the note.

How did you add value to the deal?

Will clean up the house and paint it

What was the outcome?

Worked out better then I could thought. Found renter right away and they might buy it some time in the future

Just call people and ask for what you want. He just want the cash at first.
