Thanks for the feedback @Jaron Walling. If I reserve 10K for repairs it would put me at a 11% Cash on cash ROI. Still 300+ in cashflow that I would keep reserving for future investing.

Could I use a HELOC to pull some of that trapped money out of the rental property?
