Hey, @Gerald Donaire, I think you need to re-run your numbers.

• Most importantly, your P&I is wrong. My calculator is showing $1363/month. This pretty much kills the deal.
• Closing costs look high, but this is local.
• You won't add $15k of value with $15k of repairs. Realistically, you won't add any value.
• I bet you can find a better rate. Shop around.
• I like 8% vacancy for my underwriting. Again, this is local.
• Taxes look low for a $300k property. Especially, if this is in CA.
• What about water/sewer, lawn care, admin/professional costs? Is this what the "Misc" is supposed to cover? If so, break them out. These expenses can be predicted and estimated.
