analyze condo rental

I'm new to condo's, and im checking out a condo to buy and rent and want to see if these numbers work.

Its 1 of 8 total condo's in 1 building, built in 1965 (that's considered almost brand new around here)
Nice area.

2 bedroom, 1 bath, move in ready, or I could do cosmetics at some point.

Asking price $59k (max i'd pay is $45)

Rent would be 850.
100/month condo fee's
155/month taxes

I'd pay cash, and hope to refi when I can show more income someday.

2 units sold in 1996 for about 48k each....2005-7 for about 100k each.

Any input or do I need more info.
