Hi Everyone,

Can someone please comb through my numbers and pick this report apart? My goal here is to refine my "from the hip" offer numbers as well has my rehab estimates. 

ARV: I used $159,000 as I don't have comps at the moment

Repairs Needed: This is a 1,260 Sq/Ft home. I estimate this to be a heavy rehab. So I'm putting repairs at $37,800 ($30 x 1,260)

Offer Price: Based off of the 70% rule my offer price should be $73,500

Actually getting an offer accepted for $73,500 seems absurd. Having the same information I do, where would you place the ARV, Repairs Needed, and Offer Price?
