Small multi family duplex investment

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Ellijay.

Purchase price: $77,500
Cash invested: $80,000

Duplex that stays rented, I haven’t had to do any major repairs to date. It could use an update but for now we have good renters in place so, don’t fix what isn’t broken. I have almost made back my initial investment so I think it was a very good investment

What made you interested in investing in this type of deal?

Cash flow and it seemed to be a good deal

What was the outcome?

In five yrs I have almost made my investment back and I know I can sell it for a lot more than I paid initially.

Lessons learned? Challenges?

Don’t rent to friends, the only problem I have had with this property was renting to a friend.
