Investment Info:

Small multi-family (2-4 units) buy & hold investment in Cape Coral.

Purchase price: $244,000
Cash invested: $244,510

Nice income producing property in a growing area.

What made you interested in investing in this type of deal?

'Upgrading' from an SFR to a duplex for diversification and additional cash flow

How did you find this deal and how did you negotiate it?

Found through a forum and a presentation by the local real estate agent. Visited the location and toured the area.

How did you finance this deal?

1031 Exchange

How did you add value to the deal?

Upgraded the septic, air conditioning. Painted the outside walls.

What was the outcome?

Consistent rental income with no interruption in cash flow

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Worked with the local real estate agent - Terry Duffy, who was extremely knowledgeable and helpful and continued helping with other local deals, along with the property management company WEICHERT, REALTORS - GULF COAST GROUP.
