Seller Financing Deal - Analysis Insight! Help!

Here is the deal:

Purchase Price: $76,500 4bd | 2 Bath

Taxes or Liens: None

Down Payment: 10% 

Balloon Payment: end of three years

ARV: 120k - 160k

Strategy: Buy and Hold

We are looking to get refinanced at the end of the three years with a VA loan, but rent the property throughout or Airbnb until then. Already have someone renting a room $450/month who is a contractor helping with renos. Repairs estimated: 35k - 45k.

Why seller financing??? We have the possibility to refinance with a VA loan, but my partner's (veteran) the credit score is not there yet.

I have a credit of 659 which will pass for an FHA, but not sure if I pass on other requirements. I have $0 debt, which I am not sure if it is a good or bad thing at the eyes of a mortgage lender.

In a nutshell, I am trying to analyze the viability and ROI of this deal. Someone help me figure out please, thank you!
