Would you guys move forward with this?

Loan: 162K
Comps: 130K
PITI: $1214/mo
Years left: 26

He is willing to place a Tenant/Buyer for the same PITI and a 15 Years balloon. Rents in the area are about $1200-$1300/mo

If you can find someone foolish enough to what, assume a $162k loan on a $130k property(?!), I guess they would also be foolish enough to give you an assignment fee.
