Single-family residence buy & hold investment in Palmyra.

Purchase price: $79,000
Cash invested: $40,000

This is a bungalow in Palmyra Township, NJ.

What made you interested in investing in this type of deal?

Passive Income is the goal!!

How did you find this deal and how did you negotiate it?

Local REI club website - familiar with the wholesaler.

How did you finance this deal?

Hard money, Private money and refinance through a PML syndicate.

How did you add value to the deal?

Upgraded interior, kitchen, bath, electric, plumbing repairs, paint throughout, laminate floors.

What was the outcome?

Rental - $1600, NCF $550

Lessons learned? Challenges?

Juggling 4 projects is not as easy as juggling 3 but easier than 5.
