My first investment property closed!

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Springfield.

Purchase price: $9,900
Cash invested: $5,000

Bought my first duplex at a decent deal thqt needs some tlc. Came with tenants and will be fully paid off in 5 months.

What made you interested in investing in this type of deal?

My boss had had success with buying distressed properties ana decided i wanted to take a leap!

How did you find this deal and how did you negotiate it?

I found the deal via FB marketplace, all negotiation was done via email and closed within a couple weeks!

How did you finance this deal?

Seller financing with 5k down.

What was the outcome?

I now own real property that will be a 100% ROI in second year depending on what type of renovations i do complete.

Lessons learned? Challenges?

I would buy again, but fully be prepared to rehab off get go and not as you go. But to do you have to take action

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Real estate unlimited, llc. They were easy to work with and very professional.
