Help me analyze this deal

Hello fellow investors!

I have come across this deal which is outside of the area that I originally decided to invest in. The ROIC is larger than I have seen elsewhere because it is more rural. But the town has a train station, supermarkets, schools etc. and have not been able to find ANY listed vacancies when looking online for the last month. The real estate agent told me that almost all new tenants are found by word of mouth which does not seem so unlikely as I could not find any rental listings online as mentioned.

So the big question: Is this a good deal?

Now before you hopefully jump into the numbers there are few things you need to be aware. 

1 - The amounts are listed in USD instead of my local currency Danish Kroner so it might seem super pricy

2 - The morgage is set at 3% which might seem low compared to the US but it is standard for real estate in Denmark. Also please note that the 3% covers the interest which is 2% and fees which makes up the last 1%

3 - The seller is an older couple who has had the property for 20 years and don't want to manage it anymore. They bought it for 575,000 back in 1998

This would be my first rental property, that will be bought as such.
