[Calc Review] Help me analyze this deal

Apologies for posting this twice.  I had to correct a couple things.  

Hi everyone, I am trying to lock down my first deal, and I would greatly appreciate input from BP members on my calcs. The property is in Jackson, MS. It's a 3/2 SFR in a B neighborhood. New roof, central AC, and paint.

I tried to be conservative in my estimates (e.g., my real estate agent says it will need little to no rehab, but I've included $5k in my estimates just in case). It was last rented at $1450, which is in line with comps in the neighborhood.

My primary goal is cash flow. I will consider making some targeted upgrades and BRRRR'ing it down the road.
