Investment Info:

Small multi-family (2-4 units) wholesale investment in Durham.

Sale price: $130,000

Multi Family home with lots of potential! Up and coming area in Downtown Durham only 5 minutes from the heart of the city! Corner lot with a big backyard and a plethora of options. One side was rented out until just recently and is in decent condition, the other side has been completely gutted and reframed. Plumbing for the bathroom and kitchen has been done on the gutted side as well as all new windows. Keep it as a duplex and rent it out or knock out a few walls and turn it into a sfh

How did you find this deal and how did you negotiate it?

I found the property driving around "driving for dollars". I cold called the owner as soon as I saw it and I negotiated via email for the most part and phone a little bit.

What was the outcome?

The seller got rid of a house he didn't want to hold on to and the buyer got a great deal in an up & coming area!
