Fireplace or no fireplace? š„
Iām closing on a quad next week. Each unit has a fireplace but none of the wood burning fireplaces are functional.
Have other investors found that there is great value in having functional fireplaces? Iām just wondering if Iāll be able to increase rents to a point where repairing all fireplaces is advantageous.

Definitely do not leave wood burners in a rental. There are a lot of mistakes that can be made with wood burners if the tenant doesnt know how to properly use one.
I recommend switch it out for gas inserts. That said, I don't know if it would provide value or not, it really depends on your market. I would imagine it will get you a higher appraisal for the property.
