Investment Info:

Single-family residence other investment in Anaheim.

Purchase price: $244,000
Cash invested: $10,000

This was my first home bought with my wife. Lived there till August 2018 & moved to another newer house we have in same city. Now it's a rental property along with my first two. This property is 1339 sq ft. two story town home near downtown Anaheim that was built in 1999. Tandem drive thru garage with big back yard, 2 bedrooms plus loft, 2 & 1/2 baths.

How did you finance this deal?

30 years conventional, 20 % down.

How did you add value to the deal?

New paint, flooring.

What was the outcome?

Was rented out. Lease began on Nov 1, 2018.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Only one. Merian Lambert in the city of Brea, Orange County, CA. Her specialty: Buyer's Agent, Listing Agent, Relocation, Consulting.
She is something else. This was the first time I was truly impressed by an agent.
