Just got my inspection report back from investment property I'm under contact with . It's a Triplex in Central Florida . Purchase price 200k rents 2400 with a little upside still available . Home inspector listed . Walked roof and says roof looks ok , but wood rot in attic from prior leak and water stains on roof but not wet at time of inspection. Some leaky faucets , slow drains , a broken window , a broken screen door, missing damaged facia , Eve's and saufet .wood decay around front door , a ceiling fan that doesn't work , ac with water filling drain pan , crack in garage ceiling , 1 cracked floor tile, 1 double tapped breaker , and a missing attic inspection cover . Also one unit was unable to get into attic, seems this tenant has house packed !! Should I ask for everything ? A new roof ? I'm in California so can't run over and fix little things myself . My initial offer was 190k we agreed on 200k pending inspection . We are set to close in 16 days Just looking for some advise on best way to proceed in negotiations
