To sell or not to sell

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Astoria.

Purchase price: $765,000
Cash invested: $50,000

I bought (and have since paid for) a 3 fam in queens NY over 10 years ago. I believe it’s now worth over 1 million. Rent roll is under market, but stable. Question is, should I sell or hold for longer?
