Deal Analyzer Calculator

recently, i have learned there is a difference how you analyze a wholesale property or a buy and hold property. well, because i become retarded when i start to calculate percentages and all the finally cost necessary to determine if it is a deal, i need an excel spreedsheet; i need something similiar where i can plug in the numbers.

any suggestions??? i am thinking i putting together my own spread sheet but i know that will not be an easy time.

Make sure your "discounted price" includes purchase costs, sales costs, and holding costs. If you are using a simple formula like 70% ARV, then that theoretically includes those costs.

Also, repair costs are often difficult for wholesalers to calculate if they haven't renovated houses themselves. If you search BiggerPockets, though, there have been some excellent recent posts about estimating repair costs.
