Hey BP,

I had been doing a few flips per year in Columbus Ohio. I was happy with my results, but I wanted to transition into more passive type investing. Multifamily was on my radar. Columbus Ohio has been a crazy hot market for the last few years, and everything I looked at (on the MLS) was in multiple offer situation or had zero to negative cash flow. One day I was researching non-traditional marketing strategies so I decided to try to cold call some neighborhoods that I was interested in. Guess what ?!! IT WORKS. I closed on a nice 4 unit 40k under ARV (and the owner replaced all the furnaces) in November, I listed and sold another 4 unit to someone I had been calling for 2 years, and am in contract on another 4 unit. I have maybe 2 to 3 hours total doing this, and costs me nothing!

No scripts, NO cold calling experience.

So when all else fails....Pick up the phone!
