SF to upper/lower rental
I am a new investor and this may not the the first project to start with but I am still in the research stage of this deal. There is a large SFH (2,400 Sq) listed for 80,000. It is in need of major repairs. I wondering about the possibility of turning this into a upper and lower rental. If it is a complete gut running the new plumbing electrical, & HVAC isn't as much of a problem. Projected rents for each unit would be 1,000 - 1,300.
What considerations do I have account for beyond that of a typical SFH rehab?
Zoning?
Is a upper/lower rental considered a duplex if so would special code requirements be needed between ceiling/floor?
I appreciate any suggestion or concerns to further investigate
