Stuck after first deal...

BP community,

I hope everyone had a happy new year and a merry christmas! 

Moving into my question: I closed on my first property (a duplex in W. Co Springs) on 30 November 2017, but since have made little progress on locating a new deal. I am entertaining the idea of flipping a home or doing another buy/hold, but because it is such an expensive market, I am struggling to figure out how to best use the remaining ~25k left over from my first project's fundraising efforts.

If anyone has any ideas for me to research or can help stir the pot for me, I'd really appreciate it. Also, to any local investors, if you'd like to go out for a coffee or beer, let me know!
