Buy or pass on 1st VA purchase

Hello all! Looking to buy a va foreclosure in San Antonio. Im getting it for 170k. It comps for 205k roughly. It need 5300$ paint inside complete, all new carpets @ 3500$ and tile tear out and new tile laid for 6200$ roughly 15k to get it to great shape where it could even fetch 210 to 215mmmmaaaybe. Thats not my plan though. Plan is to hold it for atleast 7 to 10years and really till i die. My all in would be 185k i can easily rent it for 1750 according to rental cma from area, maybe 1800. Its a 2008 with great condition hvac and 10+ yrs of roof life, great plumbing and electrical. Great schools and a really nice looking house 20 minutes from 2 military bases. Pm costs at best place in town are 195$ mo. It va loan 0money down. Should i do it or pass?
