Best areas to invest in the United Stated?

Hi Guys - new member here. In fact, this is my first post! 

I just sold my company and looking to reinvest the proceeds in to cash flow investments to generate the cash flow my business will no longer be paying me. My friend recommended I check out a site ZipCongo.com. It's a free report that basically shows the best cash flow zip codes in the US. He said he used the free report to find areas to invest, but it doesn't show particular homes like HomeUnion.com.

The free report is at ZipCongo.com/Free. I downloaded it but wasn't sure how to use it or if anyone else had used it on BiggerPockets?
