can somebody please guide me in the right direction as to how to go about finding a cash buyer? What are some of the requirements or specifications I should look for?

You can find tons of cash home buyers by city and state by going to Cash Home Buyer Directory

If you have mls access or (realtor friend) you can search through cash sales in the areas of your interest and see who bought it then skip trace.
