Same day double close great profit

Let me tell you about my latest close I purchased the 3 bd2 ba 1200 sq ranch house in Hammond  In The purchase price was $37,500. I marketed the property  as soon as I sent the Earnest Money and was under contract. House was in good shape newer siding, roof and Windows I listed it for $72,000. The house could use updating about $20 k rehab. to bring it to my standards.I I probably would have  made an additional $8-10 k.,if I wanted to do so. I wanted to move it fast. I got a full price cash offer. I coordinateed a same day closing . I did update the garage with new siding soffit and facial for $2750. The young couple got instant equity. I got a nice days profit. Will follow  next story ,I sold this property  day before I closed on it.
