So, I recently posted about my first duplex purchase in August. Home ownership is definitely giving me some good lessons. Since owning the property, the intention was to do some remodeling here and there, then rent it out. However, since living in the lower unit, I have found problem after problem. It's not so bad, where I am freaking out, or maybe I'm just good at holding my composure. BUT, a few things that were discovered: Leak in upstairs bathroom hitting downstairs kitchen, Leak in rubber patio upstairs and also leaking in downstairs kitchen, bathroom plumbing outdated, etc.

All of these things, make me see the bigger picture differently now. I think overall, I still got a great price in a great location. The game plan has just changed, now I am thinking of taking the bullet and outsourcing some renovations to save time, and ease the pain. Also, when complete, with the market looking like it is emerging a little bit. I want to put the house on the market right away for sale. I'm okay with it sitting, I will just rent it out while it does. My biggest issues now, are just financing for renovations, if that's the route I choose, but thought I'd give you guys an update. Also, maybe it will help others out by letting them know it's okay to change the plan as long as there is one. I will update once I move forward!
