Choosing the best cities to invest in

Hi everyone. Advice needed. Looking to purchase either some SFR or multi family properties, but not sure where. Browsing the internet, every site and every blog has their opinion of the best places to buy and every list is different. How do you select the best cities to invest in? Is there a great resource for current info? Do you have recommendations. Some of the cities that seem to show up on lists are: Grand Rapids MI, Denver CO, all over Florida and Texas. But some lists don't have any of those listed. Thoughts?

Hi Cory

The two top key factors are population and job growth.  They most often move hand in hand.  Our syndication group is very bullish on north Dallas.  Dallas has been in play for awhile and is projected to continue over the next several years.  It's been so hot for so long I think people glaze over and I hear folks on BP say well, we've heard about Dallas for so long, must be getting over done.  Where else? 

There is a long term shift happening and many fail to fully understand or appreciate it.  When companies like Toyota make a decision to move their north American HQs to Dallas, that takes long term planning and usually takes multiple years to execute and complete.  Usually these companies continue w/their plans despite economic conditions.  They are moving here for strategic advantages such as lower cost of living and salaries to their employees, access to major infrastructure (great freeway system, DFW airport, can get coast to coast in 2 + hrs), etc.  Pro business / low tax environment.  Texas and Dallas lead the nation in company relocations for the past 12 years.  The shift in migration to the sunbelt from the cold belt has been in place for a generation and longer.   For every person that moves to Texas, half of those move to Dallas.  Look for the long trends and economies that have been resilient if the economy decides to take a pause or recess a bit.
