Building Motivated Seller Relationships Closed My Deals
Motivated Sellers sometimes have some very huge issues. I recently had a seller I got through my marketing campaign who had tenants in the home he grew up in. He was upset at the way they had run down the property. He wanted to sell the house and use the money to buy more land near his current home.
When we met I had done my due diligence and knew what I wanted to offer him. The seller wanted $7000 more than I had in mind. I was able to get him to except a couple of thousand below my bottom line. Then I sent the deal to my list. I sold it to a cash buyer who closed in less than 2 weeks.
The seller was so impressed he referred his cousin. I was able to wholesale her mothers house in under 3 weeks. Then he gave me his son's house and his aunt's house.
He has also referred another investor who buys a lot of homes in another community I invest in. I recently had to go out of town for a week on a family emergency and JUST got back. I went to my mail box and there were some documents he had to send me so we can close his Aunts house. He
was patient while I handled the emergency. We will be closing him this month.
Who says sellers only focus on the highest offers.
Because I build relationships with my sellers most of them see me as the Real Estate INVESTOR they can refer family and friends to.
I love this INDUSTRY, the people you get to meet. The different yet similar transactions you get to walk out.
