This is the third installment of my first deal. I closed on a small SFH in Aberdeen, NC on April 20th for $31,000 with a repaid costs of $22,500 and ARV of $85,000. Things are going well of course a few hiccups but through determination not to fail things are on schedule. Things started out as planned and on time but about 17 days I went to check on the contractor and all that had been accomplished was demo and primer. I was faced with a few options: 1. Fire the contractor 2. Have an adult conversation about his poor scheduling abilities 3. Roll up my sleeves and do a little slave labor to show the contractor how serious deadlines are to me and also reduce a little costs. Well I choose option 3. Firing him wasn't terribly feasible as I did t feel he'd done anything grossly wrong. Option 2 was an option but I don't think I can accomplish it without damaging my relationships in the area. So 3 made sense to me. And well desired effect achieved. In the last week paint has been finished, floors are in, baseboard is in, doors are in, and we're finishing the bathrooms and heading into the kitchen. Things look good for a may 31st completion date.

I'm continuing to find more flip properties as I build bankroll to buying a small Multifamily free and clear. Thanks to Biggerpockets for helping me navigate the first flip relatively problem free. Already have 3 potential properties I'll be pursing in the coming weeks.
