Anyone looking at New Bern, NC?

Hi All: N00b here. I presently own four houses; two SFH in 1-year stable leases, one that my daughter +roommates live in and the house I live in right now that I also AirBnB out. So I have a bit of experience, altho clearly not as much as some!

I'm thinking of moving to New Bern NC, buying a 4BR+ house, doing whatever refurb is necessary, living in 1 room and AirBnB-ing the others.  New Bern is a gorgeous little town in (what seems to me to be) a great area with a lot of upside.  And yet, houses there are silly cheap, at least compared to what I'm used to in the DC area.

Anyone here doing any deals down there and can tell me what (if anything) I'm missing?
