Making Offer on a 3 family This week

Hi BP Nation,

I'm looking for your thoughts on this 3 family. The asking price is 119,900 not a lot of Comps in the area for the same type of property. It's fully rented. Unit 1, 1 bed room, unit 2, 2 bed rooms unit 3, 3 bed rooms. Gross rents are 24k per year.

tenants pay all utilities. 2 units have been completely Rehabbed. The 3rd unit needs painting, new kitchen floor, and hard would floor cleaned, polished.
