Need help and direction on estimating flip analysis

Hey BP - I sent out my first round of direct mail and started receiving calls today. One of the calls is very promising, but it's very different than anything I've looked at before, and was hoping that you could all help on some direction and guidance.

Basically...the owner has the property free and clear. This is a good thing!

Last January we had a really cold winter...and in the middle of prepping the house for sale the pipe burst and flooded the house.

The property has been fully remediated by insurance of any possible mold.

But the house has been completely gutted down to the studs. 

It's a 3 bed 2 bath 1800 square foot two story house...ARV is probably around $225k

I'm trying to research how much drywall and insulation I would need...seems to me like 18,000 square feet...does that seem right? And then add to that insulation on top of that

It would also need new siding as the aluminum siding is pretty dinged up and a pretty ugly brown. My math indicates it would need 2800 square feet of siding...does that sound right?

I'm asking because based on doing my numbers these three things alone end up costing $46k...add that to new floors...kitchen...electrical needing to be redone...total rehab work is pricing out to $99k 

Does sound at all correct?
