First Direct Mailing Success!!

I have been investing in real estate for the past eight years (part time mostly) but I have never done a direct Mail campaign until a month and a half ago. I had heard about it on few podcasts but didn't feel I knew enough about it. I was having success purchasing homes off of the MLS so I hadn't seen a need to pursue other avenues.

This is When I stumbled across an off market deal that was extremely successful and decided to cut out all the middleman. 

With very little functional expertise I bought a list from listsource.com, had two stay at home moms fill out 1500 postcards,  filled out names and addresses, and sent them out in bundles of 300-400 per week.  I received a 2.5% response rate and an opportunity to purchase about four properties. I just got my first one under contract and will close in a month!!!

Being in sales for years you learn that selling is highly a numbers game. The more doors you knock on the better chance of selling one. My job was to tweak the circumstances.

With the mailing, even with my sales experience, I went in unprepared. It took me a good 10-15 calls before I started becoming proficient at knowing what the caller wanted and how to gain their trust.

The lingo on the card only gets them to call, not sell their house. I just got some lingo off of Ken Corsini's site. I don't think I had a high response rate but that could be from it being the first mailing.

The reason I was successful was because I answered the phone, followed up, and I gained trust.
