My proudest moment was when I sold a single family townhouse in Harlem. The owner already signed a contract with a tenant to rent it out and was trying to sell it and transfer the ownership when the 2 year lease was up. Since the tenant hadn't moved in yet I was able to get my buyer in and we closed on the townhouse all cash

Since the owner only signed the contract and the tenant never actually moved in yet he was able to cancel it for an all cash offer
