Comps around the area
Hello friends,
When it comes to researching markets to find a winner for a buy and hold strategy, I have read that one should learn what current rent rates are, vacancy rates, crime rates, sold prices in the area, listed prices in the area, and local attractions, etc. Things that add value and maybe tips or things to look for like a big yard that can help maximize rent right off the bat. So I guess my major question is, do any of you use software that shows comps in the area? Basically showing you the competition so that you can maximize your rent compared to similar style and size homes, or see if the asking price will allow for the property to cash flow etc... One example that I found was zilpy.com
