Inspection Report Advice

I'm under contract on a turnkey rental property. The inspection report is at the link below. The seller has offered to fix most or all of the issues. This is in a B neighborhood.

What to you see as potential red flags? Should I get any specialized inspections?

Hey Jo Lynn, I ended up being hard and pushing the seller to ensure items were addressed. The seller ended up replacing entire HVAC system. We also addressed the drainage, electrical, etc. probably 90% of the items on the report were fully repaired. The property has been great since we closed. There have only been a few minor maintenance items that were covered by the seller warranty.
