My first $100,000 dollar flip on land and $128,000 on new home.

I was building a house on the gold course in Cedar City , Utah when my real estate agent told me she had the last 40 acres of land in the city of Brian Head, the ski resort area...absolutely beautiful country, zoned for multiple units. They where asking $4,000,000. I told her that I would look at it and put up money in escrow while doing some due diligence for 60 days and finding an interested party. On day 57 an investment banker whose son was a snowboarder took my assignable escrow by replacing the 100k9 which I got from a private party...for a 30% part of the profit...no risk...they where happy... and giving me 100k to walk away..I paid the private party their 100k plus 30k and took m70k and walked......and in the meantime my house on the golf course my agent came in with an offer making me $128,000 free and clear... before it was finished...which I took...it was a good year....

Hello Andy,

Yes there are a whole bunch of mentors out there. I was in the mortgage industry and these deals fell into my lap. I like to read so I have purchased a few books. Real estate is such a great businesses with many facets. So do some reading and decide on what it is you want to do. Biggerpockets is a great resource and you can post questions for discussions and inform yourself. There are many informed and seasoned professionals on this site. My suggestion is do some reading , decide on what you want to achieve with real estate and ask questions for guidance from this site. Having a mentor in my opinion is a good idea after all some one has been there and done that and you can avoid the pitfalls.
