Hey guys. I found a great property driving around in town that's for sale by the owner. I really want to get into real estate investing. Any suggestions on what I should do?

Well contact the owner and see how much they want. Then you need to evaluate the deal.  Based on your question, my guess is you haven't yet learned how to evaluate deals. There is a ton of information here on how to do that. 

Check under the Learn tab and read the Free Beginners guide for a start.
