I had an interesting call from a new tenant this morning. I bought a four-plex on July 1st.

My favorite tenant out of the four called, and told me he was voluntarily upping his rent $50. He knows I'm rehabbing and moving towards market rents. He wants to stay, and has been impressed with me fixing his AC and toilet within a few hours after his problems.

Cool little success story I wasn't expecting, so I thought I would share it.
