Rental number 6 rented Indianapolis. opinions on the numbers?

Bought number 6.

3 bed 1 bath 1150 sq ft in Irvington. Built in 1923. On emerson ave, near ellenberger park

Purchase Price- $51000

Down payment - $12750(25 percent)

Mortgage- $38250 at 4.35 percent 30 yr fixed

Money into the place to be rent ready - 2k 

Total cash invested 14750 + closing costs of 2k

Got it rented at $800 a month

Insurance 500 a year

Taxes 1400 a year.

Principal/Interest- $190.41 a month

Cash flow using 50 percent rule- $209.59

Any opinions?
