Analyzing 100% leveraged deal

If I am leveraging a property 100% (using Heloc on another rental at 4.5%) so I am unable to use the roi calculation any tips on analyzing a deal? 

Purchase price: $42,150

Closing : not yet know but probably around $1500-2k

Repairs - est. $4500

Prop. Management - 1st months rent + 10% monthly

Rent -$800-$850

Taxes - $1580

Insurance -$520
