small development project
Hello everyone,
I am new here on bigger pockets and I apologize if this has already been discdiscussed on the forum.
would anyone be able to tel me whats the minimum buildable sf it make sense to do a ground up development? I am looking here at small lot however the zoning allows me to build over 8k sf, its in a great area and I can get it for a decent price because its too small for the bigger investors. I am just not sure if it make sense to build in a small lot like this.
The lot is only 20' wide and short too.

Hi Rob! Here in Brooklyn NY there are houses built as narrow as 16' wide so 20 is considered nice, my only question was as far doing a ground up on such a narrow lot, I never did anything like that, I did rehabs till now but the property I am discussing now has a house that needs to come down.
The house on the lot sits on the entire width of the lot but is very short, its 25 long when the lot is 85 long, so I guess I need to verify the setbacks in front and rare of the lot, do I need to ask my architecture or I can look that up somewhere on my own?
