Your Feedback Needed - Working with Investors

First of all, thank you to Bigger Pockets for producing the Ultimate Guide to Working with Investors. When I started to digest some of the advice in the guide, I began to really concentrate on what I and the investor were focused on, which was to find and make deals happen. Our time is so limited and I want to ensure that, in a Boston market with very low inventory and many qualified buyers, I'm working with only those that are ready to rock!

With that, I'd like your feedback, as I've taken the guide a step further. Most everyone on this forum knows the phrase "real estate investor" is a label a lot of people like to put on themselves without knowing what the hell it really means - it simply sounds cool. Early in my career, I was burnt by a lot of these folks because I didn't know how to qualify them.

What changed one day was when I read the Ultimate Guide to Working with Investors. Now, when an "investor" lead comes through, I send them to a Google Survey I created based on the Guide, so I can properly qualify them (and usually weed out any wannabes). The first and best sign somebody isn't serious is that they simply don't fill it out.
