so i put in an offer on my first flip

im in new york and have my first offer in on my first flip property and I'm feeling very nervous about the whole situation. it was on the market for a while at 90k i offered 45 and I'm willing to go up to about 65 am i being too cautious as an unexperienced investor? the comps read from 200 to 250k in that area and the town seems to be up and coming its a three bedroom in peekskill in westchester county new york it needs about 100k of work and thats from a contractor any thoughts would be amazing I'm very nervous !
