@Frank Meyer Seems like a tough market. I don't know if you're paying cash or not but I would look elsewhere as inventory seems low. Maybe connect with some local wholesalers and see if they have any deals that need light rehab, you could possibly save lots of money that way. However, don't get antsy and overpay.

@Frank Meyer Wow and I thought Texas had high tax prices! How long has it been on the market? Maybe you should offer around 110k. I would visit the property and take pics of all the things that need work and use it as leverage for a lower price.

I'm going to look at a duplex today in a B+ neighborhood in cheektowaga NY. The asking price is 129,900. I see similar units renting for 825 each side in the area. Should I make an offer?
