Should my first deal be a partnership or do it solo...

Hey guys, I am planning to invest in my first property this year, looking renting out a 2 family house. Now a friend of mine wants to invest with me which means I can invest in a property sooner than if I just go into it alone. Now what do you suggest? Are partnerships good, even if it is just a 2 family home? Also, would it be wise for me to also move into the rental property, instead of moving into another apartment elsewhere?
